Is this ok when playing games and having progams such as steam, fraps and hardware monitor open? Good Cpu Temp But, if you want to see temperatures across your system-motherboard, CPU, graphics card, and hard drives-HWMonitor gives you that and much more. Frequency stays around 2600 Mhz. My BIOS shows it to be at ~30'C idle.

See update #2. Head to Options > Settings to configure some of Core Temp's more useful features. Display > Start Core Temp minimized: You'll probably want to turn this on if you have "Start Core Temp with Windows" on. And regardless, you clearly have an issue with your CPU cooler.
